Measured Studio Pty Ltd exists because design work stalls on the same problem: the drawings on file describe a building that no longer exists.

Who we are

A small Victorian practice

We are a drawing studio based in Victoria, working across Melbourne and regional Victoria. Our whole output is the existing-conditions record: the plans, elevations and sections that describe a building as it stands on the day we visit it.

That record is usually the first document on a project and the one everything else is built on. A wall in the wrong place propagates into the design, the pricing and eventually the build. So we treat the survey as the deliverable in its own right rather than as preparation for someone else's work.

The studio is deliberately small. The person who measures the building is the person who drafts it, which removes the gap where site notes normally get misread.

Standards

What we hold a drawing set to

Four rules that decide how every set leaves the studio. They are unglamorous, and they are the whole difference between a usable survey and a picture of one.

Measured, not traced

Nothing is copied from an old permit drawing and assumed to still be correct. If a dimension appears in our set, it came off the building or off registered scan data of the building.

Say what you could not see

Concealed structure, blocked roof spaces and tenanted rooms get an explicit note on the drawing rather than a confident line. Knowing where the record stops is as useful as the record itself.

Drawn to be worked in

Consistent layers, sensible line weights, real blocks and a title block that survives being re-issued. You should be able to open the file and start designing without cleaning it up first.

One set, one revision history

Every issue is dated and noted. When something changes on site mid-project, the set is amended and re-issued so there is never a question about which file is current.

Typical set

  • Floor plans — every level, dimensioned, with door and window openings located
  • Elevations — external faces with openings and levels to a nominated datum
  • Sections — cut where the building actually changes, not just once through the middle
  • Reflected ceiling plans — heights, bulkheads and services where they affect design
  • Site and roof plans — boundaries as built, falls, plant and access points
  • A written site record — photographs and notes on anything that could not be verified

Who we work with

Architects, builders and owners

Architects and designers come to us at the start of a renovation, extension or adaptive-reuse project and need a base file they can trust enough to design over.

Builders and shopfitters need the real dimensions before pricing a fit-out, particularly in older stock where nothing is square and the ceiling void is a surprise.

Owners, tenants and agents need a defensible record of area and condition — before a lease, before a sale, or before a dispute about what was there.
